Elyte Focus Pty Ltd Project Manager/Architects approached PPD to assist with the redevelopment of the former Gleeson Motors site, located in Bair Street Leongatha.
The application sought to redevelop the 1600m2 site into 4 shops. An 8.0 metre fall at the rear towards the former railway yards prevented car parking from being located on site.
The submission dealt with the issues of cash contributions in lieu of car parking with respect to changes in the Planning and Environment Act in December 2004. The amendment of the Act prevents Councils from taking these types of contributions, unless they have a Development Contribution Plan Overlay within their planning scheme.
A parking survey was also completed by Cardno Richards, which demonstrated that the Leongatha CBD had in excess of 4-500 on street spaces within 2-400m metres of the site available for the customers.
A planning permit was issued in November 2009. |
